Electronic Filing of Property Lease Agreements Begins
A new decision by the Independent Authority for Public Revenue (AADE) offers property owners a final opportunity to avoid fines while introducing a mandatory digital filing system for all lease agreements, setting deadlines and an electronic update process.
Landlords – Co-owners
- Starting from June 2, 2025, all co-owners listed in a lease declaration will be notified by email and through their myAADE digital mailbox (“My Messages”) when the lease is finalized.
- They must electronically accept or reject the declaration within 30 days.
- If no action is taken within this period, the declaration is considered accepted.
- In case of rejection, a justification must be provided in a designated field.
Tenants
- The same 30-day rule applies for tenants to accept or reject the lease after notification.
- If no action is taken, the lease is considered accepted.
The 30-day deadline also applies when a property is subleased (with permission) for short-term rental purposes, according to Article 111 of Law 4446/2016, and more than one owner or sublessor is involved.
Final Chance to Avoid a Fine
For lease declarations submitted by June 1, 2025, that have not yet been accepted or rejected, a grace period is provided until June 30, 2025, to take the necessary actions. If no action is taken by that date, the lease is considered accepted.
For lease agreements that were terminated by April 30, 2025, and for which no termination has been declared, a lease termination statement can be submitted by June 30, 2025, without any fine.
This is a final opportunity for those who failed to timely declare a lease termination to update their lease records without penalties.
