ENFIA Reduction Applications for Insured Residences – Deadline: February 16, 2026

 

The application process has begun for the ENFIA (Unified Property Tax) reduction for insured residences of individuals for the tax year 2026, in accordance with the new decision A.1005/2026 issued by the Ministry of National Economy and Finance.

This provision applies to residences insured against earthquakes, fire, and flooding, and offers significant tax relief for eligible property owners.

 

What Are the ENFIA Reduction Rates?

For the year 2026, the following reductions apply:

  • 20% ENFIA reduction for residences with a taxable value up to €500,000, provided they are insured for the full calendar year against earthquake, fire, and flooding.
  • 10% ENFIA reduction for residences with a taxable value exceeding €500,000, under the same insurance conditions.
  • A proportional reduction applies for insurance contracts of less than one year, with a minimum required duration of 3 months.

 

Reconstruction Value and Insurance Certificates

For the year 2026:

  • The reconstruction value of the residence is set at €900 per square meter.
  • In the case of group insurance policies, it is now possible to submit an insurance confirmation certificate directly to the competent AADE department (DOY or KEFOK).

 

How to Submit the Application

The ENFIA reduction process follows these stages:

  1. Insurance companies have already submitted the details of insurance contracts in effect during 2025 to AADE.
  2. Taxpayers may submit their application for ENFIA reduction, as well as any necessary corrections or amendments, via the myAADE digital portal by February 16, 2026.
  3. Insurance companies must confirm the contract details by February 28, 2026.
  4. AADE will verify eligibility and apply the reduction during the first central ENFIA assessment of the year.

 

What Property Owners Should Pay Attention To

  • The residence must be insured against all three risks: earthquake, fire, and flood.
  • The minimum insurance duration must be at least 3 months during the year.
  • It is important to check all insurance and property details before applying to avoid errors or losing the right to the reduction.
