
20 Feb Airbnb – Climate Crisis Resilience Fee starting January 1, 2025
As of January 1, 2025, a new “Climate Crisis Resilience Fee” will be imposed on accommodations, including hotels, rented rooms, short-term rentals (Airbnb), and self-catering tourist accommodations (villas and houses).
The fee varies based on the category of the accommodation, property size, and seasonality, with different rates applicable between April – October and November – March.
Climate Crisis Resilience fee rates
April – October:
- Hotels (1-2 stars): €2.00/day/room
- Hotels (3 stars): €5.00/day/room
- Hotels (4 stars): €10.00/day/room
- Hotels (5 stars): €15.00/day/room
- Rented rooms/apartments: €2.00/day/unit
- Short-term rentals (Airbnb):
- Regular properties: €8.00/day
- Houses over 80 sq.m.: €15.00/day
- Self-catering tourist accommodations (villas): €15.00/day
- Self-catering houses:
- Less than 80 sq.m.: €8.00/day
- 80 sq.m. or more: €15.00/day
November – March:
- Hotels (1-2 stars): €0.50/day/room
- Hotels (3 stars): €1.50/day/room
- Hotels (4 stars): €3.00/day/room
- Hotels (5 stars): €4.00/day/room
- Rented rooms/apartments: €0.50/day/unit
- Short-term rentals (Airbnb):
- Regular properties: €2.00/day
- Houses over 80 sq.m.: €4.00/day
- Self-catering tourist accommodations (villas): €4.00/day
- Self-catering houses:
- Less than 80 sq.m.: €2.00/day
- 80 sq.m. or more: €4.00/day
Who is responsible for paying and collecting the fee
- The fee is charged to the guest and must be collected separately from the accommodation charge.
- The business or private owner renting out the accommodation is responsible for remitting the fee to the state via monthly declarations.
- The deadline for submitting the payment is the end of the month following the issuance of the receipt.
Special cases:
- For stays spanning different months with varying fee rates, a separate receipt must be issued for each month.
- No fee is charged if the accommodation is provided free of charge.
Restrictions on short-term rentals
From January 1, 2025, to December 31, 2025, the registration of new properties for short-term rentals is prohibited for properties located in the 1st, 2nd, and 3rd municipal districts of the Municipality of Athens.
Fines for violations:
- First violation: Fine equal to 50% of the collected rental income (up to €20,000).
- Repeated violation: Fine equal to the total rental income collected since the previous inspection (up to €40,000).
