Obligations for Owners and Managers

  1. Registration: All short-term rentals, regardless of the platform, must be registered in the Short-Term Stay Property Registry maintained by the Greek Independent Authority for Public Revenue (AADE). An individual Property Registry Number (PRN) is mandatory.
  2. Segmented Rentals: For properties rented in segments (e.g., individual rooms), separate PRNs must be obtained for each space.

Tax Obligations

  • Income Tax:
    • Revenue from up to two properties is taxed as income from real estate.
    • Revenue from three or more properties is taxed as income from business activity, requiring business registration.
  • VAT:
    • Individual owners with up to two properties are exempt from VAT.
    • Companies and individuals renting three or more properties are subject to 13% VAT.

Additional Fees

  1. Climate Resilience Fee: A daily charge applied to all short-term rentals, remitted to AADE.
